This is a boundary line dispute between adjoining property owners John Weis and Harry Kozak. A survey showed the property line does not coincide with the fence line, and each landowner claimed ownership of the resulting strip of land.1 Kozak brought this quiet-title action and the trial court determined that he was the fee simple owner of the disputed strip.
