MADDOX, Justice.

This quiet title action was tried before a judge without a jury. The central legal issue is whether an instrument by a grantor was a deed or a mortgage. The trial judge determined that the instrument was a mortgage, and quieted title in the appellee, Jaguar Land Company. We affirm.
