This suit arose as the result of a mortgage executed on December 18, 1979, by Security First National Bank (Security) as co-trustee of the Ann Blackman Gutierrez Trust. The mortgage in question secured a loan extended by the Federal Land Bank of New Orleans, (now known as the Federal Land Bank of Jackson and hereinafter referred to as the Bank) to Edward D.
