The issue first presented for our review is whether the trial court abused its discretion in considering as a marital asset the appreciation in value of a non-marital property.

We begin by restating what is by now a well-established principle relevant to the equitable division of property, which is that "* * * trial courts are vested with broad powers in determining the appropriate scope of property awards in divorce actions." Berish
