In this case we are called upon to determine whether a certain deed conveying some 12.0 acres of property owned by Old Georgetown Associates Limited Partnership (OGA) to Maryland-National Capital Park and Planning Commission (MNCPPC) was a fee simple conveyance without restriction as to the use of the property but subject to an easement for a sewer and water line.
