International Community Corporation (ICC) appeals from a final judgment entered after a non-jury trial which denied it reimbursement from the buyer (Orange Entertainment Center, Inc.) of a $200,000.00 real estate broker's fee. At a real estate closing, ICC (the seller) "advanced" a real estate broker's commission for Orange Entertainment Center, Inc. (Orange).
