Exxon Process & Mechanical Federal Credit Union (plaintiff) brings this appeal from a summary judgment dismissing its suit against Nathaniel Sowell and Suzie Mae Burrett Sowell (the Sowells). On August 14, 1971, Peter Moncrieffe and Brenda Spencer Moncrieffe (the Moncrieffes) granted plaintiff a collateral mortgage on a lot owned by them in Baton Rouge.
