Appellants Morton Frank and Edith Rollins, Trustees under a Deed of Trust, appeal from an order of the Circuit Court for Prince George's County granting a Motion to Dismiss a foreclosure proceeding filed by them against the property of appellee Robert G. Glenn, who had purchased the subject property from Lawrence and Dottie Storer, mortgagors in the Deed of Trust.

Appellants raise three issues:
