NIERENGARTEN, Judge.

Fort Dodd Partnership appeals from an order granting summary judgment in favor of respondent Gerald L. Trooien. The trial court determined that Fort Dodd could neither maintain an action for the recovery of its contract payments under a contract for deed held with respondent Trooien nor could it maintain an action for unjust enrichment based on the increased market value of the property following statutory cancellation.
