NESBITT, Judge.

Gulfstream Park Racing Association, Inc. (Gulfstream) contends, in this appeal, that the trial court erred in dismissing its complaint seeking damages for lost profits and racing preparation costs against Hialeah, Inc. (Hialeah). We disagree and affirm.
