Appellant condemned a total of 4.38 acres of land owned by appellee and, pursuant to Ark.Stat.Ann. Section 76-538 (Repl. 1981), deposited into escrow $32,500 as estimated just compensation for such taking. Appellant entered the land on July 22, 1983, and a trial on the issue of damages was held on October 2, 1985. The jury returned a verdict of $60,000.
