The issue on this appeal is whether the owners of mortgaged real estate are entitled to a self-declared common-law or equitable lien for labor, services, and material they rendered in improving their realty. The mortgagee initiated a foreclosure action against the landowner-mortgagors and later moved for summary judgment on its claim.
