LIVERMORE, Judge.

Petitioners (Landon) filed a complaint in superior court seeking, inter alia, to foreclose their security interest in a state liquor license. Landon filed a motion for summary judgment, which was granted as against all defendants except the real party in interest, Charles Baird.
