HOWARD, Judge.

On November 1, 1978, appellee agreed to loan $7,000 to appellants Donald and Patricia Williams. A promissory note was executed by the parties on this date providing for repayment of the principal and 10% annual interest "on or before 3 months from date." The last sentence of the note preceding appellants' signatures stated that the note was secured by "an assignment on the closing of Escrow S.W. 12055." At the same time, a second realty...
