OPINION

PER CURIAM:

In 1955 respondent Victor Smith purchased by quitclaim deed a parcel of property in the Crescent Lode Mining Claim (Crescent Lode) in Tonopah, Nevada. The description in the deed describes a quadrangular parcel containing 8,061 square feet of land.
