This appeal from the granting of a summary judgment involves the proper construction of an oil and gas royalty deed. The royalty deed in question was executed in 1943 by appellee, Eugenia M. Flores, and her now deceased husband, Leonardo Flores, to a W.H. Holland. The deed covers a 2,291.2 acre tract of land in Zapata County.
