This appeal arises from the order of March 17, 1982 opening judgment and permitting appellees Mount Lebanon Medical Center, Inc. and William J. Bartram to enter a defense.

The factual and procedural history indicates that in 1978, M.N.C. Corporation (M.N.C.) entered into a lease agreement for use of a building owned by Mount Lebanon Medical Center, Inc. (Center)1
