RABINOWITZ, Justice.

This appeal arises from a dispute over the validity of a mechanic's lien filed by Torkko/Korman/Engineers (TKE) against an undeveloped parcel of land in Anchorage leased by Penland Ventures (Penland) from the State of Alaska. The superior court, ruling on the validity of the lien during foreclosure proceedings, held that TKE's lien was untimely and therefore a nullity.
