Appellant seeks review of the lower court's order granting summary judgment to appellees.

Appellees wanted to sell their leasehold interest and gave appellant, a real estate broker, the exclusive right to sell for an express period of time. Under the written agreement, when the term expired, a 90-day "protection period" for the appellant sprang into effect. The pertinent provision provided:
