CONNOR, Justice.

This appeal arises from William and Vera Strack's unsuccessful suit against Robert Miller for a decree of specific performance on a land sale contract. The Stracks contend that the trial judge erred in denying specific performance of an unexecuted written "Contract for Deed" and, alternatively, that the trial judge erroneously enforced a forfeiture when he should have allowed a grace period...
