HOGAN, Judge.

This action was commenced as an action for rent and possession pursuant to § 535.010, RSMo 1969. Plaintiffs sought to recover rent due for the use of and possession of an 8-acre tract in Scott County "just to the north and east of the intersection of Interstate 55 and Highway 60-62." By counterclaim, defendants averred that plaintiffs had verbally agreed to convey 2 acres of the 8-acre tract to defendants in payment of a real estate broker's commission...
