In November, 1978, William and Jill Hunter (tenants) notified Stephen Wolfberg (landlord) of their decision to withhold rent, pursuant to G.L.c. 239, § 8A, because of the landlord's failure to remedy certain defects in their apartment, principally an infestation of rodents.
