By act of sale dated December 5, 1979, Allen Berzas conveyed to Joseph Comeaux and his wife, under full warranty, a certain tract or parcel of land, together with all improvements thereon, in the Town of Mamou, described as the east 50' of the west 60' of Lot 2 of Block 3 of the Duos-Duhon Subdivision. The declared price was $16,000.

There were no improvements on the property at the time of the sale, but the price included a 20`×30'...
