An Act of Sale executed by M. H. Marr on October 4, 1946, conveying some 90 acres of land in Caddo Parish to O. G. Collins, Sr., contained the following clause:

"As a further consideration for this deed, it is agreed and understood between the parties hereto that if O. G. Collins or his heirs shall desire to lease, sell, or otherwise dispose of the above described land, he or they shall...
