WILNER, J., delivered the opinion of the Court.

In the early morning hours of June 22, 1980, Sandra Harmon and her friend Cleveland Morton awoke to find their house on fire. They escaped by jumping from a second-story window, as a result of which Ms. Harmon suffered a fractured pelvis and Mr. Morton dislocated some bones in his foot. Mr. Morton also suffered burns on a hand and forearm.
