Donald J. Cooke and Judy R. Cooke [hereinafter referred to as Cooke] appealed from a district court judgment dismissing with prejudice their complaint against Blood Systems, Inc., d. b. a. United Blood Services.

In 1976 Cooke purchased real property and, on 1 Sept. 1976, leased it to Dorene Nelson and Bertel Nelson [Nelsons]. The primary term of the lease between Nelsons and Cooke expired 31 Aug. 1979; however, it contained a three-year renewal...
