In 1970 appellant and cross-appellee Turner Communications Corporation (Turner), as lessee, entered into a ground lease with Bonnie H. Mascolo, as lessor. The stated purpose of the lease was for the "construction, operation and maintenance of an outdoor advertising display" and was for a three-year term, commencing on February 15, 1970, and expiring on February 14, 1973.
