DURHAM, Justice:

Plaintiffs Meldrum L. Sears and Maurine L. Sears (appellants), appeal from a judgment dismissing their cause of action and awarding judgment on the counterclaim of defendant, Walt A. Riemersma (respondent). They alleged that the respondent defaulted on a 1958 real estate contract and requested a reconveyance of the subject property. The respondent denied any default and claimed he tendered the total amount due for the property in the spring of 1979...
