The Bells, as tenants by the entirety, are owners of a large parcel of land on Rice Island in Cohasset in an R-C district (minimum area 30,000 square feet for a single family house). The portion of the Bells' land here in issue is bounded on the north by land of Peter J. and Marilyn Mazza, from which it is separated by Gammons Road, a paved private way of varied width as far as the eastern end of the Mazza...
