This appeal raises an issue, novel in our jurisdiction, as to the proof required before a plaintiff can prevail in a real action.

Here the Plaintiffs, Lloyd Farrands and Elaine Farrands, appeal from the entry of judgment for the Defendant, Marie Melanson, after a jury-waived trial in the Superior Court (Washington County) in this real property dispute.
