Order modified, on the law, by adding thereto a provision remanding the matter to the Zoning Board of Appeals of the Incorporated Village of Ocean Beach for a public hearing and determination de novo on the application for the subject variance. As so modified, order affirmed insofar as appealed from, with one bill of $50 costs and disbursements payable jointly to defendants appearing separately and filing separate briefs.
