This appeal is from a judgment in plaintiff's favor entered in the Twelfth Judicial District Court, Liberty County, the Honorable B.W. Thomas presiding without a jury.

Plaintiff, Dean Lyle, is a real estate broker and one-time close friend of defendants, Max and Pearl Moore. In early 1975, Lyle learned through a third party that the Moores were considering selling the portion of their farm located in the Province of Saskatchewan, Canada...
