Per Curiam:

This is a landlord and tenant action wherein the tenants sought the return of their security deposit and the landlord counterclaimed for recovery of damages for lost rent and costs incurred in restoring the premises to rentable condition. The trial court denied the claim for lost rent and defendant has appealed.
