RICHARDSON, Judge.

This is an appeal by sellers from a decree in equity ordering specific performance of an option to purchase real property.1 Our review is de novo. We give considerable weight to the trial court's findings of fact, especially in instances where there is a conflict in testimony. Larson v. Trachsel, 282 Or. 247, 250, 577 P.2d 928 (1978).
