This appeal arises from an unlawful detainer action brought by plaintiffs, Cedar Riverside Land Company and its management agent, University Community Properties, Inc., against the New Riverside Cafe (the cafe), Cedar Riverside Land Company's subtenant under an oral month-to-month lease.
