BROWN, J.

The plaintiffs, Frank and Katherine Hebda, commenced this action in the Superior Court under G.L.c. 231A, seeking to have two deeds declared null and void and to be declared the owners of the parcel of land referred to in those deeds. The plaintiffs appeal from an ensuing judgment favorable to the defendants. We affirm.
