OPINION

BISSETT, Justice.

This is a suit to impose a constructive trust upon certain mineral interests in several oil, gas and mineral leases in Frio County, Texas. H. C. Cooke was plaintiff and Lawrence Hoover was defendant in the court below. Following a jury trial, judgment was rendered which decreed that plaintiff pay to defendant the sum of $63,574.04 as reimbursement for all costs and expenses incurred in the acquisition and development of the leases...
