Defendant's preliminary objections to plaintiff's complaint in equity raise the question of the enforce-ability of a restrictive covenant in a deed reserving to the grantor the right to approve the location, design, elevation and plan of any building or structure to be erected upon the conveyed premises and further limiting the height of any building erected thereon to one and a half stories.
