Appellants/plaintiffs (purchasers) appeal from an order dismissing their amended complaint with prejudice.

The amended complaint alleged, in essence, that appellants and appellee/defendant (seller) entered into a deposit receipt agreement for the purchase of an apartment house. The agreement provided that:
