Judgment modified, on the law, by deleting from the first decretal paragraph thereof the words "in all respects" and substituting therefor the following: "only to the extent that the determination is annulled and the variance vacated." As so modified, judgment affirmed, without costs or disbursements, and matter remanded to the board of appeals for a new hearing and determination in accordance herewith.
