Roy Stancroff requests specific enforcement of a ten-year lease dated October 18, 1965, providing as follows:

"Lessee shall have the option to renew this lease for a further term of Ten (10) years, from October 18, 1975, to September 30, 1985, or any other period of time to be agreed upon by lessee and lessor, for such terms and rentals agreeable to both parties ninety days (90) prior to initial lease expiration.
