Petition for review was granted to review the decision of the Court of Appeals. Esmieu v. Schrag, 15 Wn.App. 260, 548 P.2d 581 (1976). The facts as set out herein are substantially as stated by the Court of Appeals, and are as follows:

This dispute involves approximately 15,500 acres of dry farmland and pastureland located in Walla Walla County.
