This case is before this Court for the second time. Our initial opinion is reported in Amabile v. Winkles, 24 Md.App. 292, 330 A.2d 473 (1975). The case was also before the Court of Appeals, and that Court's opinion is reported in Amabile v. Winkles, 276 Md. 234
