It would serve little purpose to recite all of the parties' conduct in negotiating the purchase and sale of certain real estate, part of the cost of which forms the subject of this suit. It will suffice to say that appellee, who was not licensed to sell real estate, obtained an option to purchase certain real estate and a "Contract of Sale" for that property (for a $340,000...
