OPINION

CONNOR, Justice.

This is an action to quiet title to real property. The court below granted summary judgment for plaintiff and appellee Linck, who claims by adverse possession under color of title.

The land in question is an undeveloped parcel of about 44 acres near the Richardson Highway, about 60 miles southeast of Fairbanks. Both parties claim title through James Chisholm, who took the land by patent from the federal government...
