Order and decree reversed insofar as appealed from, on the law and facts, with costs to appellants, and the total award for the damage parcel is increased to $253,111.

The county's appraisal report, as well as the report of the claimants, evaluated the rear portion of the subparcel designated as Parcel C on the basis of the probability of a zoning change from residential to commercial. The front portion had previously been zoned for commercial use. No issue was raised...
