This is an appeal by plaintiff Joe Spiritas, one of two joint venture owners of a tract of land, from an adverse judgment, rendered on a jury's verdict, that declared valid a second lien placed on the joint venture property by the other joint venturer, Daniel Robinowitz, and given to the First National Bank of Dallas as security for a $6,500,000 personal loan to Robinowitz.
