On September 10, 1965, appellant Sind and another individual1 [the Sind group] entered into a joint venture agreement with appellees Pollin, Gandel, Kobrin, and Ades2 [the Pollin group], for the purpose of developing a 139.7 acre tract of land in Maryland. The Sind group owned a contract to acquire the land, which they contributed to the venture, and the Pollin group agreed to invest...
