In this submission of a controversy, between plaintiff landlord and defendant tenant, on an agreed statement of facts pursuant to CPLR 3222, we are called upon to construe the meaning and effect of language used in article 30 of a lease executed by and between the parties or their predecessors in interest and to declare their rights thereunder.
