Appellant contends that the lower court abused its discretion in dismissing its petition to open confessed judgment.

On March 17, 1966, the appellant-lessee entered into a written lease to rent the business property located at 715 Lancaster Avenue, Bryn Mawr, Montgomery County, from the appellee-lessor.
